POLICY ON LANDSCAPING AND YARD MAINTENANCE

The Westlake Homeowners Association’sDeclaration of Covenants and Restrictions, Amended Bylaws, and Community Guidelines (together known as the HOA Policies) provide the following rules and guidelines on maintenance of homeowner yards:

AMENDED DECLARATION OF COVENANTS AND RESTRICTIONS
Article 8
Sec 1 -  Structure and grounds shall be maintained in a neat and attractive manner
  30 day notice required
   After that Board can improve yard appearance
Sec 2 – Failure to maintain structure in good repair and appearance – 3 month notice required
Sec 3 – Costs will be charged to the homeowner

AMENDED BYLAWS
Article 7.1a – maintain good appearance and condition of lot and improvements
Article 7.3 – violation or breach of any bylaw shall give the Board the right to enter a lot, with any
expense incurred to remedy issue will be assessed against the responsible Member

COMMUNITY GUIDELINES

POLICY ON LANDSCAPING AND YARD MAINTENANCE, TO BE EFFECTIVE OCTOBER 1, 2025
Yards and exterior appearances will be maintained in a neat and attractive manner, in good repair and appearance.  If the Board receives a complaint regarding a homeowner whose landscaping and yard maintenance appears to be in violation of these guidelines, or if the Board observes a violation in its periodic walks of our neighborhood, the Board will determine if the subject property does not meet the standards outlined above.  Upon such determination, the Board will send a notice to the homeowner outlining the issues and required solutions, and provide for a 30-day period for the homeowner to either resolve the identified issues or submit a plan, which will be reviewed, approved, and completed within 60 days to the satisfaction of the Board.  If the homeowner does not comply, the Board will engage an outside contractor to provide a bid for required services, will then notify the homeowner that such work will commence within 30 days of such notice, and that the costs will be charged to the homeowner.  The Board reserves the right to assess fines for noncompliance, in accordance with the HOA Policies.
